Section 2 is the commission spread in dollars on her own price range — what the gap between two rates is worth on the purchase she is actually making, and the fact that nobody shows it to her. The sentence below is that argument standing on the sample figures until the check hands over hers. The figures are derived either way; the words around them are the part to write.
On a $385,000 purchase, the difference between 2.25% and 2.75% is $1,925. That is the number nobody shows you, and it is only one of the things that differ.

What every proposal has to contain
Commission, term, holdover, cancellation, transactions closed, years licensed, full- or part-time, and written answers to the questions you asked. A question they did not answer is shown as unanswered rather than hidden.

Two modes. If you have no agent yet, this is how you pick one. If you already have an agent you like, it is how you find out what the terms could be — and keep them.
How the other side pays
Agents pay a flat published fee to submit a proposal. There is no fee for being selected and no way to pay for placement — this product is paid for twice, which is why it costs less than it is worth.
What agents can see about you
Your budget, your area, your timeline and your questions. Not your name, your email or your phone, and not until you choose one.
Am I obliged to pick one?
No. Close the request and you owe nothing more. Nobody can contact you, because nobody has your contact details.
See one before you decide anything
A complete comparison, with the names changed — the same rows in the same order for every agent, and the blanks left visible where one of them did not answer.
Your window, and what happens if it is not met
If fewer than two proposals arrive inside your window, your $99 comes back automatically. The window is forty-eight hours where we already have agents, five days where I'm recruiting them for your request. Where 3 or more verified agents already work in your county the first applies; where they do not, Mason recruits them for your request by hand while your clock runs, and you are told which window you are on before you pay rather than after.
Proposals are not offered in 5 counties — Lynchburg City, Amherst, Appomattox, Bedford, Campbell — because Mason sells real estate there himself. A marketplace that rates agents in a market where its owner competes is not one you should trust. The full disclosure.
