This comes before you choose an agent, and the quotes you gather here set the largest number in the whole purchase.
We read every line, compare the charges your lenders actually control, and tell you what is negotiable. The number is free. The plan that gets it is the part you pay for.
If there is nothing worth asking for, we say so and there is nothing to buy. That is a real result and the most common one on a competitive set of quotes.
Why two quotes are not comparable
A Loan Estimate mixes together things your lender chose and things nobody chose. The taxes, the recording fees and the prepaid insurance are set by other people and are roughly the same wherever you borrow. Section A — the origination charges, the block at the top of page two — is the lender's own price for doing the work, and it is the part that moves.
Across the lenders this engine has read, that block runs from about $900 to $2,400 — a spread of about 2.7× on the same loan, to the same borrower, for the same work. Comparing the two totals at the bottom of two Loan Estimates tells you almost nothing, because most of what is in them was never the lender's to set.

Only offered when the finding is worth more than $500. Below that there is nothing to sell you and we do not pretend otherwise.
What the $99 plan contains
A per-lender comparison on what lenders actually control, so the one that looks cheapest at the bottom of the page is not automatically the one you pick.
True cost over the years you plan to stay, not over thirty. A lower rate bought with points is a good deal or a bad one depending entirely on that number, and the report shows you the year the two quotes cross.
Every flag with the reason it was raised and the line it came from. No figure appears without its derivation — if we cannot explain it, we do not show it.
The counter emails, written with your figures, in the order to send them. You send them from your own address; we never contact a lender.
Read one before you decide anything
A complete report from a real comparison, with the figures left in. It is the whole thing — not a preview with the useful half removed.

What happens to your document
- It is encrypted before it is written to disk, and only decrypted to read it.
- If a Social Security number appears on it, that is stripped out of everything we read off the document, so it never reaches our database or the extraction model. The file itself is kept as you sent it, encrypted, and erased when you delete it.
- You can delete everything at any time, and delete means erased, not hidden.
- We do not sell, rent or share it. We never send it to a lender — we never contact lenders at all.
