For the people already advising buyers
Housing counselors, state and local housing finance agencies, fee-only planners, and employers running a homebuying benefit. Everything free on this site is free to hand to the people you advise, and there is nothing to sign.
You are the only people we talk to who are already paid not to have a stake in the outcome.
Who this is for
Four kinds of organisation, and one thing in common: the person in front of you is asking a question about money that you are not paid to answer in any particular direction. These tools answer it with her own paperwork rather than with an opinion.
HUD-approved counseling agencies
A client arrives with two or three Loan Estimates and wants to know which one is actually cheaper. Reading them line by line is an hour of counselor time per file, and the answer changes depending on how long she keeps the loan.
State and local housing finance agencies
Your borrowers are using your programme and shopping the rest of the transaction on their own. Nothing in the assistance paperwork tells them what the lender's own fees run in their market, or which of those fees the lender sets.
Fee-only planners
You are paid for advice and cannot be paid to point anywhere, which is the same constraint we built this company under. Handing a client something that is free and takes no referral does not put a hole in that.
Employers running a homebuying benefit
A benefit that routes an employee to a preferred lender is a referral with an HR department attached. This is the other kind: a reading of the documents the employee already has, with nobody on the other end of it.
Why recommending us costs your neutrality nothing
Flat published fees, paid by the person we are helping, charged before the work is delivered and contingent on nothing. We take no referral fees in either direction, no percentage of anybody’s commission or loan, and nothing at closing. There is nowhere in our system to record a payment from a lender, an agent or a title company, and an automated check fails our build if someone adds one.
Every push runs our charter check, our type checker and our full test suite, and the charter check scans the database schema and the source for the fields that would make paid placement possible.
Disclosure: He is an agent, which is worth saying plainly. Fully Negotiable takes no money from any lender, ever, and never recommends one. When we later compare real estate agents, Mason’s own market is excluded entirely, so there is no market where we are both rating agents and competing with them.
What your people can use, and what it costs them
Everything below is free and stays free: no account, no trial, and nothing that turns into a subscription later. Send someone a link, or print the page and put it in a folder. There is nothing to enrol anybody in, and no code for anyone to pass along.
Four questions about your purchase, and the ranges your market actually charges.
- Your agreementFree
Upload it and read what it says in plain English before you sign it.
- Your loanFree finding
Upload them and see which fees the lender controls, and by how much.
- The guideFree
What each stage of a purchase actually costs, who customarily pays it, and which parts of it move.
The paid products are the negotiation plan that follows a loan comparison, and the agent proposal request. Both have a published price on one page, before anybody signs up, and the loan plan is only offered at all once the comparison has found enough to be worth it.
What we would want back
Nothing.
There is no partner agreement, no referral fee in either direction, no revenue share, no client list to hand over, and nothing to sign.
An arrangement that paid either way would make your recommendation worth something to us, and a recommendation that is worth money to the person making it is the exact arrangement your clients came to you to get away from. It would also be the first thing a state regulator asked about, in a conversation neither of us needs to have.
If that reads oddly for a company page, it is the argument the rest of this site makes, pointed at the one audience it would be embarrassing to get wrong.
Talk to Mason
There is no partnership programme, no application and no tiers, so there is no form on this page to fill in. One address, read by the person who built this: partners@fullynegotiable.com.
The most useful first email says which of these your clients would actually reach for, and what happens when they try. What breaks in a counseling session is the thing worth hearing about, and it is not something a form field would have asked for.
